Alys Beach sits on the east end of Scenic Highway 30A near Seacrest Beach, between Rosemary and Inlet Beach. Opened in 2004, it is the most design-controlled and most expensive town on 30A, instantly recognizable by its brilliant-white stucco architecture and the pair of white butteries that frame its entrance. Drawing on Bermudian, Moorish, and Mediterranean influences, the homes are courtyard-centered and built to a strict design code, which is exactly what gives Alys its look and a large part of why it holds value the way it does. 

Why buyers choose Alys Beach 

  • An owner-exclusive Beach Club. Opened in 2021, the multi-level, Gulf-front Beach Club is reserved for homeowners only, not rental guests. Three levels of pools, terraces, and dining with panoramic Gulf views, and it is one of the clearest reasons to own here rather than just visit.
  • Caliza Pool and the wellness package. Caliza is a 100-foot saltwater pool with separate lap and family pools, cabanas, and a restaurant, and the 15,000-square-foot ZUMA Wellness Center adds fitness, spa, steam rooms, indoor and outdoor pools, and red-clay courts. The town has put over $100M into amenities.
  • Architecture held to a strict code. The white stucco, courtyard homes, and unified streetscape are not stylistic accidents. They are enforced design standards, and that consistency is a core part of the Alys value story.
  • Private beach and a nature preserve. Owners and guests get 1,500 feet of private shoreline with dune walkovers and concierge service, plus a 20-acre nature preserve with trails and boardwalks on the north side of 30A.
  • A walkable town center. Fonville Press, George's, Raw & Juicy, and NEAT anchor a town center of shops and dining you can reach on foot, along with public art and events like Digital Graffiti and the 30A Wine Festival.
  • Resilient construction. Alys homes are built to a fortified standard, which matters on this coast and is part of what owners are paying for.
  • Genuine scarcity. Alys is small, design-locked, and still only partly built, so inventory stays tight and demand stays concentrated, which has kept it the highest-priced market on 30A. 

How it is built, and why that matters for buying 

Alys is unusual because it is both a resale market and an active new-construction one. The town is roughly half built and moving through its fourth phase, so depending on what you want, you might be buying a finished courtyard home, a resale, or building new on one of the remaining lots. Each of those is a different process, a different price, and a different timeline. 

On price, Alys sits at the very top of the 30A market. As of early 2026, the average home value here was around $5.5M, well above neighboring towns, on a very small pool of available homes. The listings below show live numbers. In a market this thin and this expensive, a mispriced buy or sale is measured in hundreds of thousands of dollars, so the details matter more here than almost anywhere on the coast.
